Our services and programs are constantly undergoing improvements to maximize the manner in which your property is maintained and managed, to increase the number of rental bookings you get, to maximize the rental rates you can get, and to maximize the manner in which we operate.

 

Currently, your subscription to Maz4SaleandRent.com gets property owners the following:

 

1.    Analysis of the local vacation rental market

      We provide you real comparables to your vacation property so that you can see what kind of occupancy rates you can expect, and what kind of rates you can expect

 

2.    Consulting regarding how to prepare your property for vacation rental

      Sometimes a vacation property might be just right for you, but it might be missing something that many guests are looking for.

 

3.    Photo session of your property

      A property must show well online and also show detail in an attempt to maximize your bookings.

 

4.    Detailed written description of your property

      A well written description will result in more bookings and happier guests.

 

5.    Property binder

      Each property will be equipped with a binder that is full of information regarding the property and it's operation procedures, the rules and regulations to be followed, information about the resort / area where the property is located, useful information and maps for Mazatlan (shopping, restaurants, nightlife, attractions, etc.), and much more.

 

6.    Property management services

      Your property will be assigned a full-time property manager. See the “Property Management” document for more details.

 

7.    Online exposure 

      Our websites integrate with over 30 industry leading vacation rental and rental websites, as well as many other online real estate and rental networks, and also integrate with many other realtor websites, maximizing your online exposure for one small monthly fee.

 

8.    Online exposure on other free online marketing engines

      We will place your vacation property on other online marketing engines that we believe generate results, again maximizing your online exposure.

 

9.    Owner Portal

      A unique feature, the owner’s portal allows you to check in on your property account statements, maintenance reports, reservation status, and online reservation calendar at any time. Just simply log-in and access this and much more from anywhere, anytime!

 

10.  Online booking calendar

      Each vacation property in our rental program has its own real-time reservation calendar. With a few clicks of a mouse, it is automatically updated on ALL website for everyone to see. You want to use your property? Just enter via the Owner’s Portal and block off the dates you are coming. It’s that simple.

 

11.  Online guest book

      Reading the positive feedback of previous guests many times helps get a booking that might not have happened otherwise.

 

12.  Collection and disbursement of damage deposit and rental payments

      Our payment system is first class and extremely secure. Currently, we receive funds in the following forms: wire transfers, cashier’s checks, personal checks, traveler checks, and in different currencies (USD, CAD, MXN).

      If desired, we also assist you to set up your own personal payment systems which allow guests to book with credit cards and debit cards.

      We collect the damage deposit from your guest at the time of reservation, and once the check-out inspection is completed by you or your property manager and a report is sent to us, we will return the corresponding deposit to your guests.

 

13.  Elaboration of rental agreements and collection of signatures

      Our vacation rental agreement has been drawn up based on industry standard and is designed to protect your property and you, the owner.

 

14.  Coordination of check-in and check-out dates and times

      As soon as a reservation is complete, your online calendar will automatically be updated. The guest will be issued a receipt and the check-in process will be coordinated for easy, hassle free arrivals. Check-outs are managed the same way – hassle free. 

 

15.  Support for your guests prior to, during, and after their stay

      After checking in your guests, we provide a courtesy follow up to make sure all is going well and that they are enjoying their stay.

      We also make sure your guests know how to contact and locate us should they need anything during their stay.

      After checking out your guests, we follow up with them to get feedback on their stay and ask them to complete a survey.

 

Low Monthly fee

All of the above and more are available for a monthly fee of just $65 USD / month + tax.

 

Convenient Billing

At the beginning of each month, you will be invoiced for your monthly fee (in its Mexican Peso equivalent). You will also be billed for any expenses that were incurred by us on your behalf in the previous month (commissions, HOA fees, utility and service bills, small maintenance and repair, etc.)

Once you receive your bill, you can pay us by sending an email to your account executive issuing the payment instruction.

 

Rental Commissions

Our rental commissions are 15% (+ tax) of the gross rental amount for the period. These commissions are due as the rental payments are received.

If the owner sends a guest to us, the owner will receive a discount of 33% and will only be charged a 10% commission for the rental.
